HVAC Maintenance that Homeowners Can Easily Do

replacing filter

Your HVAC system is the single biggest energy consumer in your Texas home, so it pays to make sure it’s running efficiently at all times. Maintenance plays a vital role in keeping your HVAC system up to par. While you’re better off if professionals perform some maintenance tasks, such as handling the refrigerant and checking electrical circuits and connections, there are a few HVAC maintenance tasks that homeowners can easily do themselves.

Change Filters

Filters protect your HVAC system from dust, allergens and other contaminants floating in your indoor air. Regular cleaning and replacing of your air and blower filters help your system run more efficiently and improves the quality of the air your family breathes.

Clean Condensate Line

Condensation in the condensate line from your AC unit is a breeding ground for mold and algae. Regular cleaning of your condensate line and drain pan prevents a blockage that can lead to water damage to your home.

Clear Debris

Your outdoor unit is a magnet for dirt, leaves, grass clippings and other objects that can block airflow. Periodically rake or sweep these objects away and trim plants within two feet of the unit.

Check the Fins

As your HVAC system operates, it sucks in air through condenser fins in your outside unit. These fins are an easy collection point for dirt, grass and floating “cotton” from dandelions and other weeds, blocking airflow in your system. Gently clean the fins with a soft brush.

If you’re not comfortable doing these DIY maintenance tasks, our service technicians at Bruce Thornton Air Conditioning are happy to assist you. For a detailed list of our maintenance services, check out our residential and commercial maintenance page or call 806-589-1014.
